How to Clean Epoxy Flooring

Gas, oil, antifreeze and other contaminants cannot go through the surface of epoxy floors, since these floors are nonporous. These contaminants will therefore stay on top of the coating, which makes cleaning epoxy flooring extremely easy.

Like most surfaces, the better you maintain your epoxy flooring, the longer it will last. Dust, dirt and debris should be removed regularly from epoxy floors, because although the floors are nonporous, these substances will act as abrasives. They may cause scratches on the floor when traffic goes over them if you don't clean them away often.

Depending on the size of the floor, you may need professional help, but most epoxy can be cleaned very easily if you follow the steps below:

1. Spray or sweep all debris off the floor. You can pre-rinse the floor with a hose and clean big pieces of debris like leaves and clumps of dirt if you're working in a garage or on a deck that will drain easily. Sweep the debris out with a broom instead if you're not cleaning a floor with good drainage. You can also use a blower to get rid of dirt and leaves.

Epoxy floors can then be mopped with any household detergent or dish cleaner at a ratio of ½ cup to a gallon of hot water. Rinse often to clear your mop of all the dirt and your flooring of the soap scum. Use a rayon mop or any other synthetic fabric: mops made from natural fibers tend to stick to epoxy flooring, leaving bits of themselves behind and leading to problems later on. Steam mops also do an outstanding job.

2. Use coldwater degreaser. Sprinkle a coldwater degreaser and spread it around with a deck brush for complete coverage. The brush should be soft, with non-abrasive bristles. Leave the degreaser on the floor for the length of time recommended by its manufacturer. Don't leave the degreaser on too long, since the chemical compounds in it can damage your floor after a certain length of time. Dirt and grime will start to bead up due to the properties of the epoxy floor, making it easy to remove.

3. Rinse and repeat. Rinse the entire floor with clean water to get rid of the scum left by the degreaser and the dirt you've scrubbed off. Rinse the floor a second time to make sure there is no leftover residue. Remove all of the water and dry your epoxy floor with a wet/dry shop vac. You can use a squeegee if you don't have a wet/dry shop vac, and just push the water into the drain of your deck or garage. Ensure that you remove all the water, because leaving your floor wet can cause it to become slippery, and it also gives mildew and mold a place to grow.

There are a couple of choices of epoxy from which to choose. The water-based product is cheaper, easier to use and keeps the anti-slipping texture of the concrete. The other one is a thicker, solvent free product. This one gives the floor a slippery look and is thicker than the water based one. Many people are not sure whether to apply a primer prior to applying the garage floor epoxy. Priming allows for better adhesion if you happen to have a slight moisture problem. One way to determine if you have a moisture problem is if you happen to notice crystals or white powder on your floor. This moisture is seeping through the concrete. The unfortunate thing about the moisture is that it will go through any coating you apply. Therefore, it will go through your epoxy as well. If the concrete floor was treated with a sealant such as a waxy or silicon based product, no paint is going to adhere to it. One way to test for moisture problems is to place a rubber mat to the floor for a few days; if water is present underneath it then you will likely not get anything to stick to it including garage floor epoxy. Another test you can perform is to pour a little water on the concrete floor, if it just sits there for a long time then a sealer has been applied or it is contaminated with oil or grease. There are sealers that will work internally in the cement and not on the surface. This will protect the cement and is rather inexpensive as well. With this type of sealer, you will be able to apply garage floor epoxy. When applying the garage floor epoxy and it starts to bead up then there is something on the floor causing it such as oil, grease or wax. The epoxy will therefore not stick. Epoxies can turn yellow in sunlight. One way to protect them is by applying a UV blocker. This is not a necessary step but can be done if you want. Therefore, the most important point to remember is that epoxies and paint will not adhere properly if you have a moisture problem and there are several steps to take to determine whether you have this type of problem. Epoxy Garage Floor Treatment

If you have ever thought of applying epoxy on the garage floor there are some things that you need to know before making a purchase at the local home supply center. All hardware stores and do-it-yourself places all sell some kind of epoxy kit. Some work better than others do. Some people have not had much success applying this type of coating to their concrete floor while others say it is the best thing they have done to protect their garage floor.
One reason why some people have not had any success doing this type of do-it-yourself job is that the problem was not theirs but the problem was with their concrete floor itself. Some floors have been found to have too much hydrostatic pressure, which means that water moves from under the concrete up to the surface in what is called capillary action. Then moisture collects on the surface, which thereby breaks the bond between the concrete and the epoxy coat if it had been applied. If you notice that areas of your floor stay moist even during dry days then you most certainly should not apply an epoxy to these areas until you apply what is known as a salt blocker to help prevent moisture-causing problems.

To ensure that your epoxy garage floor project is a success requires you to prepare the floors surface properly. This means that it must be completely clean and all prior coatings of any sort must be removed. If there are any stains, they must also be removed otherwise the coating will not seal properly, it could flake and chip. Contractors usually apply a coat of waxy or silicon based sealer after installation. This should usually last for several years. However, it should be removed if you plan to apply an epoxy to the floor.

Obviously, if you really plan to start an epoxy garage floor project then you have to decide whether your concrete floor is going to benefit from it. If done correctly then the project can be beneficial, however, if done wrong or your floor is not fit for it, you will just be wasting your time.
One thing to look for in your garage is signs of a white crystal or white powder. This is moisture seeping up through the concrete, which will cause any coating to lift off. On the other hand, perhaps your floor is painted and the paint is peeling, then likely, that is exactly what will happen to your epoxy garage floor project as well. There is a lot of work for this type of do-it-yourself project. If you have never completed anything like this before then it is wise to gather as much information as possible before beginning a project like this because your floor may not be right for it.
